Homeowners Association Meetings

The McGuffey Park Homeowners Association (HOA) meets twice a year (March & September). Meetings include discussions of the current operating results and budget to actual comparisons, annual dues amounts, current year capital project updates, planned future capital improvements, covenants, and other items as requested.

Spring 2018

Date/Time: Friday March 2, 2018, 6:00-7:00pm

Location: The OC (River Room), 1530 W. Jackson St., Ozark, MO 65721

  1. Review & introduction of BOD directors
    • Open Board of Director position
    • If quorum exists: will open the floor up for any additional BOD director volunteers and will have a formal vote to approve directors.
  2. Budget Review
    • Review of final 2017 budget to actual
    • Dues for 2018 increased ~4% to $250/lot
    • Review of 2018 proposed operating budget
    • Review of HOA cash position
  1. Capital Improvements:
    • Common Area tree maintenance.
    • Security System upgrade
    • New or renovation of HOA Pool
    • Potential items previously discussed (2017 survey results):
      • Basketball Court- 78% 1st/2nd choice
      • Volleyball Court- 49% 1st/2nd choice
      • Parking Lot- 49% 1st/2nd choice
      • No additional Capital Improvements- 35% 1st/2nd choice

      New or renovation of HOA Pool

    • Timing of capital improvement suggestions considering operating budget, cash balance, & debt payment
  2. McGuffey Park Annual Pool Clean-up Day- tentative date set for Sunday May 6th from 12pm-2pm (lunch/drinks to be provided).

  1. Common HOA Complaints- (Please fill out a Compliant)
    • Usage of Common Area:
      1. No motorized vehicles are allowed in this area including four-wheelers and dirt bikes.
    • Trash containers need to be out of view from the street
    • Cars are not to be parked in yards or in the street
    • Boats, trailers & trucks (larger than 1 ton), campers and RV’s are not to be parked in the driveway
    • Lawns are to be appropriately maintained, mowed and trimmed. No trash is to be left in the yard.
    • All outdoor building and fences must be approved by the HOA directors

    • Pool hours will be extended to begin at 9am for adults only.

    • Gave an update on Hopedale Cottage (i.e. Century Pines Assisted Living Facility & Old Daycare), they plan to open in May 2016.
  6. Review of Common HOA Complaints.  Please fill out a Compliant on the website so we can track and follow-up on them.
    • Usage of Common Area:
      1. No motorized vehicles are allowed in this area including four-wheelers and dirt bikes. This has gotten to be worse this year and is causing damage to the area including the new grass just planted this year.  The HOA will be placing signs up and will consider this as trespassing which will be prosecuted as necessary.
    • Trash containers need to be out of view from the street
    • Cars are not to be parked in yards or in the street
    • Boats, trailers & trucks (larger than 1 ton), campers and RV’s are not to be parked in the driveway
    • Lawns are to be appropriately maintained, mowed and trimmed. No trash is to be left in the yard.
